The property is the easiest and faster ski
area of `Valle d`Aosta` to reach from Milan
and Turin. This property consists of
3buildings, with a total commercial surface
of around 960 m2, while the total surface of
the property is 1700 m2. The buildings are
on the main street so you can easily get to
them by car, even in case of heavy snow;
currently it is the only property that in terms
oflocation, size and position, justifies a real
estate investment in the ski resort, being so
close to the slopes. Our project in the
feasibility plan, expected, at an early stage,
to build about 15 housing units + a small
`beauty farm` condo in the rustic building,
using as a source of heating, geothermal

also as an hypothesis, a second idea, to be
carried out according to a much more
speculative project, 19 mini-apartments of
50 commercial m2 each, much more
Spartan, but withcosts and profits more
immediate. They are different hypotheses,
such us the solutions applicable to these
buildings. Likewise, it could be considered
the fact that a large personal residence or a
little `bed and breakfast` for commercial use
could be built. The complex of buildings has
an important value (even when it is sold at
areally low price because of personal
matters), due to the great location with a
potential increase of volume to 20 percent in
one of the 3 buildings, with the possibility of
building parking lots, which may seem minor
but in these areas it means gold, because of
the location, 4 km from ski slopes,in a
hunting territory. In fact, Champorcher is
located behind Cogne, `Parco Nazionale
Gran Paradiso`, which is exactly in the
opposite valley behind the mountain, where
you can get after a long trekking journey, it
was the king`s hunting territory,it is also at
the entrance to the protected park of Mont
d`Avic and where the building complex is
located, is a starting point for many trekking
routes.
Performance varies depending on the
project to be held, in one of our hypotheses,
gross profit was EUR 1,200,000 to
1,500,000 with an investment between
buying and restructuring of EUR 1,800,000
